The Process to Rent a property with us

You enquire about a property you like: This could be through Zoopla, our website, a recommendation, a To Let board, or our email list etc.

We will send you a Pre-Viewing Form: This form allows us to find out more information about you before we show you around the property to ensure you meet the criteria. This saves you, the landlord, and ourselves time.

You view the property: We accompany all viewings so you can ask as many questions as you like. You are welcome to bring along partners, family, or a friend to viewings with you.

You pay a one-week holding deposit: You will be invited to our very own portal where you can pay your holding deposit. Once you have paid, we automatically stop advertising and stop all viewings. This will also start the reference process.

You fill out the reference forms: Our references provider HomeLet will send you an email to fill out a reference form. This will ask for personal information such as previous landlord, address history, employers/employment history, bank statements etc. If you fail to notify us of any bad credit history or knowingly withhold information which affects the checks and they fail, your holding deposit will be forfeited and will NOT be refunded to you.

Once you pass the referencing checks you will be invited to pay the first month’s rent and the deposit. Your holding deposit will be deducted from the final amount.

We will agree on a move-in date: Once we have agreed on a date for you to move in, we do lots in the background, such as send you digital tenancy agreements to sign, organise an inventory, ensure the property is clean and tidy, take meter readings, inform the council, etc.

Throughout your tenancy, you will always have access to our amazing online portal. From here, you will be able to see all of your documentation, view tenancy details, download rent statements, see when your next gas safe or inspection is due and ensure your home is always compliant on our timeline.
