What We Do
Find your tenants: We will advertise your property, handle enquiries, and personally conduct viewings with potential tenants.
Manage your property: We conduct all of the references, produce a move-in pack containing the new tenancy agreement, deposit certificate, property documents, etc, and move the tenants into their new home.
Maintain your property: Tenants can report maintenance to us in a number of ways, including our online portal, email, phone, whatsapp and text. We can then send the relevant contractor round on your approval, or you can use your own preferred contractor.
Keep you legal: Legislation is constantly experiencing frequently changes, we ensure we stay updated on these changes to guarantee your property and tenancy is compliant.
Inspect and Report: We conduct routine inspections on all our managed properties with our in-house team to maintain complete oversight of reported issues. We will send you the document outlining any concerns/issues that were identified. This ensures tenants are maintaining and looking after your property.
Deal with the finances: We chase rental payments, set up payment plans and pay contractors. We pay you, the landlord, within 24 hours of the rental due date, to make sure you have regular cashflow.
Annual Rent Reviews: Once the fixed term is due to go periodic, we will contact you to discuss the upcoming annual rent review and tenancy renewal.
Court and bailiff proceedings: Reardons will personally attend to any court proceedings on behalf of the Landlord, resolving any legal matters in a professional manner.

Rent Protection Insurance: We can guarantee your rent for only £29 per month. Click here to find out what this includes.
CP12 Landlord Gas Safety Certificates: These are charged at £85 per certificate.
CP12 Landlord Gas Safety Certificate & Boiler Service: These are charged at £120.
Tenancy Renewal Fee: £50 per renewal
Additional Inspection Fee: If you require an inspection more frequently than annually, we charge £50 per visit.
Smoke Alarm Installation: £60 per alarm
Carbon Monoxide Installation: £60 per alarm
Extra Set of Keys: £15 per set.
EPC Certificate: These are charged at £85 per certificate.
Electrical Safety Certificates: These are charged depending on the property size, we can arrange for a quote on your behalf.
What is included for the £395 set up fee?
Photography: We will attend and take high-quality photos from the right angles to show the best of the room. We can also edit these photos to enhance them, such as by removing bins, etc.
Floorplans: We will measure each room and produce detailed floorplans; this really helps applicants decide whether their furniture etc., will fit before arranging a viewing.
Video Tours: We use the stabilisation equipment from DJI to produce smooth video tours; we feel this really helps sell the property. Check out our YouTube channel.
Accompanied Viewings: We personally attend to show viewers around the property; this gives us a chance to get to know them and gives us both the opportunity to ask each other questions.
References: Our reference checks are conducted by a third-party reference provider, which ensures everything is compliant and checked correctly. The reference company will check the tenant’s credit report for CCJs, IVAs, and bankruptcy, and speak to previous landlords and their employers.
Inventory: Our inventories are also carried out by an independent third-party provider; this is to ensure the inventories are non bias, professional and correct. This means they are fair to the tenant and the landlord. This makes it a lot easier to manage if there is ever a dispute to resolve.
Deposit Registration: We will send the deposit to the TDS Custodial scheme, this is to ensure it is protected securely. We do not hold the deposit or allow landlords to hold the deposit.
Tenancy agreements: Our tenancy agreements are drawn up by Pains Smith Solicitors. They are also regularly updated to comply with any changes in legislation, for example, the tenant fee ban.
Check-in: We will meet the tenants in person to welcome them into their new home, we also hand them over a move in gift and flowers, as well as explain crucial information such as the location of the water stopcock, the electric fuse boards, how the boiler works etc.
